Planning conditions
  1. in accordance with plans GC01, GC02, GC03, GC04, GC05, GC06, GC07, GC08, Location Plan, Planning and Heritage Statement, and Reasonable Exception Statement
  2. The new brick boundary walls, railings and piers, by virtue of their excessive height together with the solid materiality that significantly reduces the openness of the site, would be intrusive, and would diminish the site’s contribution to the Conservation Area and detract from the character and appearance of the area, failing to preserve or enhance the character or appearance of the Woodford Broadway Conservation Area. Thus, it is contrary to Policies LP26 and LP33 of the Local Plan, HC1 of the London Plan and the NPPF.
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
