The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: PL.1 (Revision A), PL.2 (Revision A), PL.3 (Revision A), PL.4 (Revision A), PL.5 (Revision A), PL.6 (Revision A), PL.7 (Revision A), PL.8 (Revision A), Location Plan, Design & Access Statement and Heritage Statement, Fire Safety Statement, and Arboricultural Impact Assessment. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The materials to be used in the construction of the external surfaces of the extension(s) hereby permitted shall match those used in the existing building. Reason: In order to ensure that the development has a satisfactory appearance and to comply with LP26 of the Council’s Local Plan.
The dwelling house, as enlarged and/or altered in accordance with this permission, shall only be used as a single unit of accommodation, and shall not be subdivided, separated or altered in any way so as to create two or more separate units of accommodation, without further grant of planning permission. Reason: In order to prevent the creation, by conversion, of additional and inappropriate units of accommodation at this site, which may lead to an over intensive use of the site and to comply with Policies LP5 & LP23 of the Council’s Local Plan and Policy 6.13 of the London Plan.
Notwithstanding condition 2 above and the Arboricultural Impact Assessment listed therein, before the development hereby permitted commences at the site, an Arboricultural Impact Assessment and Tree Protection Plan in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' for all the trees located within the site and in proximity to 1, Mellish Gardens, Woodford Green, IG8 0BH, shall be submitted to and approved in writing by the Local Planning Authority. The protection measures as approved shall be undertaken at the site before any work in connection with the development hereby permitted commences at the site, and shall be retained for the entire period of the duration of any work at the site, in connection with the development hereby permitted, within the fence or other means of enclosure surrounding the trees, no activities associated with building operations shall take place unless previously agreed in writing by the Local Planning Authority. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policies LP24, LP26 and LP38 of the Council’s Local Plan and Policy G7 of the London Plan.
During construction of the development hereby permitted, any trees within or near to the site shall be protected in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction'. The protection measures shall be implemented prior to any below ground works, and shall be retained for the entire period of the duration of any work at the site, in connection with the development hereby permitted. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policies LP26 and LP38 of the Council’s Local Plan.
