Planning conditions
  1. in accordance with plans 001, 002, 003, 004, 005, 007, Location Plan, Waste Management Plan, Design and Access Statement, Planning Statement, Transport Statement, and Planning Fire Safety Strategy
  2. The proposed development, due to inadequate gross internal floor area, would result in substandard residential accommodation, particularly for proposed Flat 2, to the detriment of current and future occupants. The poor-quality accommodation for Flat 2 is further exacerbated by the significant shortfall in the required internal floor-to-ceiling height, contrary to Policies LP6, LP26 and LP29 of the Council's Local Plan, and Policy D6 of the London Plan.
  3. The proposal does not contain a 3+ bed family-sized unit on the ground floor with dedicated access to the rear garden, contrary to criterion 1(f) of Policy LP6 of the Council's Local Plan.
  4. In the absence of appropriate mitigation, the proposal would have an unacceptable impact the Epping Forest SAC, and as such it is contrary to Policy LP39 of the Council's Local Plan.
  5. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework.
