Planning conditions
  1. The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved documents and plans: Biodiversity Net Gain Statement, Planning Fire Safety Strategy, Planning Statement, 2818/1, and 2818/2. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
  3. The external materials to be used in the construction of the development hereby permitted shall accord with the specification stated in the planning application form submitted with the application unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the that the development accords with the terms of the application and to ensure that the development has a satisfactory appearance and comply with LP26 of the Council’s Local Plan.

  5. Building Regulations approval The applicant should be aware that Building Regulations approval will be required for most types of building work.   6. The roof area of the single storey extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority. Reason: In order to protect the privacy and amenities enjoyed by occupants of neighbouring property and to comply with Policy LP26 of the Council’s Local Plan.
  7. The use of the single storey rear extension hereby permitted shall remain ancillary and subservient to the primary use of the site/premises as (Use Class E(a) - Display/Sale of goods other than hot food) and shall not become a separate or dominant use at any time. Reason: In order to prevent a separate use operating from this site, which may lead to an inappropriate and over intensive use of the site.
  8. Notwithstanding condition 2 above, prior to first use/occupation of the single store rear extension hereby permitted, details, including a plan clearly indicating the location/storage area of the bins, and number of bins, of the refuse storage and recycling facilities to be provided at the site shall be submitted to and approved in writing by the Local Planning Authority. The facilities as approved shall then be installed prior to first occupation/use of the extension and shall be retained at the site thereafter in accordance with the approved drawings for the life of the development. Reason: In order to accord with the terms of the application and to ensure sufficient refuse and recycling provision at the site is retained after the extension works have been implemented, and to comply with the National Planning Policy Framework and with Policy LP26 of the Council’s Local Plan.
  9. Thames Water (Public Sewers) There are public sewers crossing or close to your development. In order to protect public sewers and to ensure that Thames Water can gain access to those sewers for future repair and maintenance, approval must be sought from Thames Water where the erection of a building or an extension to a building or underpinning work would be over the line of, or would come within 3 metres of, a public sewer. Thames Water will usually refuse such approval in respect of construction of new buildings, but approval may be granted in some cases for extensions to existing buildings. The applicant is advised to contact Thames Water Developer Services on 0845 850 2777 to discuss the options available at this site.
