Planning conditions
  1. in accordance with plans B01, D01, D02, D03, Biodiversity Gain Plan (dated 30 April 2026), Habitat Management and Monitoring Plan (dated 28 April 2026), and Asgard Bike Store Specifications
  2. The details submitted with the application do not align with the approved BNG metric under planning application 1323/25. Therefore, the submitted details cannot be considered to satisfy the terms of Condition 4 nor with Policy LP39 of the Local Plan or Policy G6 of the London Plan.
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
  4. BNG Metric Amendments The applicant is advised that that they will have to submit a Section 73 application before discharging the condition 4 (BNG) if they wishes to amend the details of the BNG metric approved under planning ref. 1323/25.
