Planning conditions
  1. The proposed amenity area screening, by reason of its height and siting in close proximity to the nearest 1st floor neighbouring window, would be an intrusive and overbearing feature that creates a loss of outlook and enclosure at upper floor residential flat at 5 High View Parade, contrary to Policies LP26 and LP30 of the Redbridge Local Plan (2018), Policy D3 of the London Plan; and the NPPF (2026)
  2. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
  3. The following plans / documents were assessed: 01 Existing Plan; 02 Existing Elevations; 03 Existing Roof Plan; 4 Proposed (GF) Plan; 5 Proposed Elevations; 7 Block Plan and OS Map [SLP]; 8 Bike Storage; 9 Bin Storage; 10 Proposed Section; Waste Management Plan; Fire Statement
