In the absence of sufficent supporting evidence to demonstrate to the contrary, the proposal would involve the loss of a single-family house which would deprive the borough of a size and quality of single-family housing in high need in the borough, to be replaced with a C2 (Childrens’ Care Home) use for which there is no demonstrable need for within the Borough. The proposal would conflict with the aims of Policy HO9 of the NPPF (2026), Policy H12 of the London Plan, and Policies LP5 and Policy LP4(1(a) of the Councils Local Plan,
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework.   4. The proposal by reason of the combined depth and height of the 6 metre deep rear extension would have a demonstrable impact on the amenity of No.8 Jersey Road, with regards to loss of outlook and increased sense of enclosure. Contrary to Policy D3 of the London Plan, and Policiy LP26 of the Council's Local Plan.
