The proposed development involves the loss of a family sized unit in a location which the Council considers positively contributes to the Borough's housing need, and does not take the opportunity to mitigate for the loss of this family home. As such, this proposal fails to comply with Policies LP5 and LP26 of the Local Plan and the Housing Needs identified in the 2023 Strategic Housing Market Assessment (SHMA).
