Planning conditions
  1. in accordance with plans, 01, 02, 03, 04, 05, Location Plan, Fire Statement, HMO Management Plan, Waste Management Plan
  2. The enlarged HMO by reason of its inadequate provision, and size, of shared communal facilities, would result in substandard residential accommodation to the detriment of the amenities of prospective occupants. Contrary to Policy LP26 Council's Local Plan and well as having regard to the Council's Housing Design SPD (2019).
  3. The proposal is considered unacceptable due to the lack of information with regards to the car parking in the form of an on-street parking survey without which the Council is unable to fully assess the application. The in absence of this information , the inadequate provision of car parking on site for the proposed number of occupants would likely lead to an overspill onto the street and lead to a rise in local parking stress, detrimental to the safety of both other road users and pedestrians. Contrary to Policy T6.1 of the London Plan, and Policies T6 and LP23 of the Councils Local Plan, and the Councils Housing Design SPD 2019.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
