The proposal, by reason of the proposed 'granny' annexe being wholly capable of acting as a self-contained space (bedroom, kitchen, and bathroom) and no direct ancillary link to the host property, would appear as a separate unit of accommodation. This is deemed as an inappropriate back garden development being an incongruous use of the site and adversely affect the character of the property and the surrounding area contrary to Policies LP7 and LP26 of the Local Plan.
