Planning conditions
  1. in accordance with plans 24-860-P05, 24-860-P06, 24-860-P100, 24-860-P101, 24-860-P102, 24-860-P103, 24-860-P104, 24-860-P105, Planning Fire Safety Strategy
  2. The proposed front and side boundary walls, metal railings, and metal gates, by reason of their design, height, appearance, and prominent location, would be unduly prominent, overbearing (to no. 8 Heathfield Park Drive) and visually intrusive in the street scene, and would be at odds with the open frontages and low boundary treatment/hedges in the area. The development would therefore be detrimental to the character of the streetscene, contrary to policies LP26 and LP30 of the Councils Local Plan, and the Council’s Housing Design Guide SPD (2019).
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
  4. The details submitted with the application are insufficient because they fail to provide a swept path drawing/s to demonstrate the how vehicules would safely enter and exit the front curtilage/drive at neighbouring no. 8 Heathfield Park Drive, Romford, RM6 4FB, details without which this Council is unable to fully assess the application and without which the proposals cannot be considered to satisfy the requirements of Policies LP23 and LP26 of the Local Plan.
