Planning conditions
  1. The following plans / documents were assessed: Discharge of Condition 3 & 4 - Cycle & Refuse Planning Report (August 2026)
  2. The details submitted with the application are insufficient to discharge condition 4 as they do not include bin enclosure plans, contrary to Policy LP26 of the Redbridge Local Plan (2018); D3 of the London Plan (2021) and the Redbridge Housing Design SPD (2019)
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into.
