  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: ST01 Location Plan ST02 Block Plan ST04 Proposed Floor Plans ST05 Existing & Proposed Roof Plan ST06 Existing & Proposed Section A-A ST08 Proposed Elevations Noise Impact Assessment ref: P9187-R1-V7 Version 7 Daylight & Sunlight Assessment P9187-R2-V4 Version 4 Planning, Design & Access Statement dated July 2026 Ref: 2025_40 Sustainable Design & Construction Statement July 2026 Ref: 2025_40 REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. NOISE INSULATION (COMPLIANCE): The development shall be carried out in accordance with the recommendations set out in the hereby approved Noise Impact Assessment Report Rev. 7 (NoiseAir, 31/07/2026). REASON: To ensure compliance with BS 8233: 2014 and to ensure that an appropriate standard of residential accommodation is provided.
  4. REMOVAL OF PERMITTED DEVELOPMENT RIGHTS (SMALL HMO) (COMPLIANCE): Notwithstanding the provisions of Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development) Order 2015 (or any other revoking and re-enacting that Order with or without modifications), no change of use from C3 (Dwellinghouses) to C4 (Houses in Multiple Occupation) shall take place. REASON: To protect amenity, ensure there is no loss of existing larger homes and to ensure an appropriate mix of dwellings.
