The proposed works, including but not limited to the removal of the ground floor front room chimneypiece and fireplace, the removal of the historic dividing doors, the widening of the opening between the two ground floor rooms, the insertion of a new doorway between the ground floor front room and the main hallway, the removal of historic joinery, the alterations to the historic floorplan at lower ground floor, the proposed joinery and the proposed use of modern materials and methods and the consequent detailed works by virtue of their detrimental impact on the historic plan form, loss of historic fabric, harm to the retained fabric and unsympathetic design would adversely affect the character and special architectural and historic interest of the listed building. The works would therefore cause harm to the significance of the heritage asset contrary to Policy HE6 of Chapter 20 (conserving and enhancing the historic environment) of the National Planning Policy Framework (August 2026); policy DH1: Fostering innovation and conserving and enhancing the historic environment and policy DH2: Heritage Assets of Islington Local Plan 2023, guidance contained within Islington’s Conservation Area Design Guidelines 2002 and Islington’s Urban Design Guide 2017.
