3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 028_001 (Location & Site Plan); 028_P_002 (Proposed Site Plan); 028_P_100 (Proposed Floor Plans); 028_P_200 (Proposed Long Section); 028_P_500 (Proposed Elevations); Planning Heritage Design Access & Statement (undated); Sustainable Design & Construction Statement (undated); Covering Letter (dated 14/07/2026). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Planning, Heritage, Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
PERMITTED DEVELOPMENT RIGHTS (COMPLIANCE): Notwithstanding the provisions of Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development ) Order 2015 (or any other order revoking and re-enacting that Order with or without modifications), no change of use of the hereby approved dwelling from Class C3 (dwellinghouses) to Class C4 (Houses in Multiple Occupation) shall take place without the prior written consent of the Local Planning Authority. REASON: To protect residential amenity, ensure there is no loss of existing larger homes and to ensure an appropriate mix of dwellings.
