Planning conditions
  1. REASON: The proposal constitutes development under the Town and Country Planning Act 1990, and the Local Planning Authority is not satisfied that, based on the drawings submitted as part of the application, this proposal falls within any class of 'permitted development' specified within Schedule 2 to the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The proposed development fails to comply with condition B.2(b)(ii) of Class B of Part 1, Schedule 2 of the GDPO 2015 (as amended) as the proposed enlargement extends beyond the outer face of an original external rear wall but does not connect the original roof to the roof of the extension.
  2. Location Plan; 293693-00 -3000 Revision A (Block Plans); B293693-00 -3100 Revision A (Proposed Floor and Roof Plans); B293693-00 -3200 Revision A (Proposed Elevations and Section); Planning Statement February 2026; Flood Risk Assessment February 2026; Planning Fire Safety Strategy February 2026.
