3 YEAR CONSENT PERIOD FOR LBC: The works hereby permitted shall be begun not later than three years from the date of this consent. REASON: To comply with the provisions of Section 18(1)(a) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
ALL EXTERNAL AND INTERNAL WORKS TO MATCH (COMPLIANCE): All new external and internal works and finishes and works of making good to the retained fabric shall match the existing adjacent work with regard to the methods used and to material, colour, texture and profile. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
This consent relates solely to listed building matters. Should it become necessary to make alterations to the consented scheme in order to comply with other legislation, such as Building Regulations, a further consent may be required. Such a consent should be sought and obtained prior to the relevant works being undertaken.
The removal of asphalt covering over the pavement crossover stone slabs is granted, with the provision it must be undertaken by hand tools only in order to preserve the integrity of any surviving stone slab beneath. Upon removal of the asphalt the LPA’s conservation officer shall be invited for an inspection, at which point methodology for remedial work will be agreed. Remedial works will need to define any intervention to railings bedded in stone, and how the entirety of the pavement crossover is made good following any interventions to limit moisture ingress below. Detailied drawings of the existing and proposed conditions to railing and main build up of pavement crossover, including where relevant the full specifications of any new materials required to mitigate water ingress below, shall be submitted to and approved in writing by the Local Planning Authority prior to the relevant works commencing. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
The new 12mm double glazed window upper and lower sashes shall accurately replicate, in terms of material, profile and detailing, the original early Victorian windows surviving to the property (or where these do not survive to a comparable house forming part of the listed terrace). They shall be painted timber, double-hung sash windows with a slim profile and narrow integral (not applied) glazing bars with a true putty finish (not timber ‘putty style’ bead). No horns, trickle vents or metallic/perforated spacer bars are permitted. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
