Planning conditions
  1. REASON: The proposed development to accord with Schedule 2, Part 20, Class AB.2(1)(e) of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The proposed extension by reason of its design, siting, scale and materiality would fail to complement the architectural integrity of the original building, and the submission fails to demonstrate a high-quality design (including full details of materials). The development results in the existing poor-quality building becoming more visually prominent in the streetscene to the detriment of local visual amenity. The development would result in unacceptable visual harm and unacceptably detract from the character and appearance of the local townscape. The proposal is therefore contrary to Policy DP3 of the NPPF, the GPDO and the Local Plan Development Framework policies insofar as they are material considerations relevant to the prior approval matters.
