  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 00_01 Location Plan, 11_00 Proposed basement and ground floor plans, 11_01 Proposed first and second floor plans, 11_02 P4 Proposed third floor and roof plans, 16_00 P3 Proposed Section A-A, 17_00 P3 Proposed Front Elevation, 17_01 P3 Proposed Rear Elevation, 17_02 P3 Proposed Side Elevation, 17_03 P3 Proposed Boundary Elevation, 30_00 P3 Proposed Shopfront Door, 30_01 Proposed first floor doors, 31_00 Proposed Sash Window replacement, 31_01 Proposed first floor rear window, 31_02 Proposed first floor doors, Cover Letter, 026799-RO1-C Noise survey and plant noise assessment report and Sustainable Design and Construction/Energy Statement Rev 01. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. NOISE (COMPLIANCE) The design and installation of new items of fixed plant shall be such that when operating the cumulative noise level LAeq Tr arising from the proposed plant, measured or predicted at 1m from the facade of the nearest noise sensitive premises, shall be a rating level of at least 5dB(A) below the background noise level LAF90 Tbg. The measurement and/or prediction of the noise should be carried out in accordance with the methodology contained within BS 4142:2014+A1:2019. REASON: To ensure that the operation of fixed plant does not impact on residential amenity.
