  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, PL001, PL002, PL003, PL004, PL005, PL006, PL007, PL008, PL009, PL010, PL011, PL012, PL013, PL014, PL015, PL016, PL017, PL018, PL019, Archaeological Statement, Biodiversity Statement, Fire Statement, Chartered Civil Engineer Letter, Design And Access Statement_ June 2026, Heritage Statement_ June 2026, Roofing Report_ November 22, 2025. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. TREE PROTECTION (DETAILS): Prior to the commencement of development hereby approved, including demolition and all preparatory works, a scheme for the protection of retained trees, in accordance with BS 5837:2012 Trees in Relation to Design, Demolition and Construction - Recommendations, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include a Tree Protection Plan (TPP) and an Arboricultural Method Statement (AMS). The TPP and AMS shall include details of: a) Methods of demolition within the Root Protection Area (RPA), as defined by BS 5837:2012, of retained trees; b) Construction methods within, or which may affect, the Root Protection Area of retained trees; c) The specification and alignment of protective fencing to safeguard retained trees during demolition and construction; d) Tree protection measures during construction, clearly identifying all activities prohibited within protected areas; e) Site access arrangements, temporary parking, welfare facilities, loading and unloading areas, and the storage of materials, equipment, fuels and waste, together with details of concrete mixing and the prohibition of fires within protected areas. The development shall thereafter be carried out in complete accordance with the approved details. Reason: To ensure that retained trees are adequately protected during demolition and construction works and to safeguard the appearance and character of the site and surrounding area, in accordance with Policies G1, G5 and G7 of the London Plan, Policies G1 and G4 of the Islington Local Plan, and Section 197 of the Town and Country Planning Act 1990.
