DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, 1814/06, 1814/07, 1814/08, 1814/09, Arboricultural Survey Impact Assessment & Method Statement Report_ June 2026 and Sustainable Design and Construction Statement. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
TREE PROTECTION (DETAILS): Prior to the commencement of the development hereby approved (including demolition and all preparatory works), a scheme for the protection of the retained trees, in accordance with BS 5837:2012, including a Tree Protection Plan (TPP) and an Arboricultural Method Statement (AMS), shall be submitted to and approved in writing by the Local Planning Authority. Specific issues to be addressed in the TPP and AMS: a. The location and installation of services, utilities and drainage. b. Methods of demolition within the Root Protection Area (RPA), as defined in BS 5837:2012, of the retained trees. c. Details of construction within the RPA or other works that may affect the retained trees. d. A full specification for the installation of boundary treatment works. e. A full specification for the construction of any roads, parking areas and driveways, including details of any no-dig construction methods and the extent of the areas to be constructed using a no-dig specification. Relevant cross-sections shall be provided. f. Detailed levels and cross-sections demonstrating that any raised surfacing associated with the installation of no-dig construction within Root Protection Areas can be accommodated where it meets adjacent building damp-proof courses. g. A specification for protective fencing to safeguard trees during both the demolition and construction phases, together with a plan indicating the alignment of the protective fencing. h. A specification for scaffolding and ground protection within tree protection zones. i. Details of tree protection measures during construction, as indicated on the TPP, together with a clear identification of construction activities prohibited within these areas. j. Details of site access, temporary parking, on-site welfare facilities, loading and unloading areas, and storage areas for equipment, materials, fuels and waste, as well as locations for concrete mixing and the prohibition of fires. k. Details of boundary treatments within the RPA. l. A methodology and detailed assessment of any root pruning required. m. Arrangements for inspection, monitoring and supervision, including reporting procedures. n. Measures to improve the rooting environment for retained and proposed trees and other landscaping. The development shall thereafter be carried out in strict accordance with the approved details. REASON: Required prior to the commencement of development to ensure that trees to be retained are not damaged during demolition or construction works, and to protect and enhance the appearance and character of the site and surrounding area, in accordance with Policies G1, G5 and G7 of the London Plan, Policies G1 and G4 of the Local Plan, and Section 197 of the Town and Country Planning Act 1990.

3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
GREEN BIODIVERSITY ROOFS (COMPLIANCE): The biodiversity (green) roof(s) shall be: a) biodiversity based with extensive substrate base (depth 80-150mm); b) laid out in accordance with plan [1814/06] hereby approved; and c) planted/seeded with a mix of species within the first planting season following the practical completion of the building works (the seed mix shall be focused on wildflower planting, and shall contain no more than a maximum of 25% sedum). The biodiversity (green) roof shall not be used as an amenity or sitting out space of any kind whatsoever and shall only be used in the case of essential maintenance or repair, or escape in case of emergency. The biodiversity roof(s) shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: To ensure the development provides the maximum possible provision towards creation of habitats and valuable areas for biodiversity.
