REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. ALL EXTERNAL AND INTERNAL WORKS TO MATCH (COMPLIANCE): All new external and internal works and finishes and works of making good to the retained fabric shall match the existing adjacent work with regard to the methods used and to material, colour, texture and profile. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
  4. Prior to the commencement of the relevant works, detailed drawings and specifications shall be submitted to and approved in writing by the Local Planning Authority for the following elements: a. Any new fire surrounds and b. Detailed drawings in elevation and section of the front entrance steps, plinth and railings, including confirmation that the steps shall be square edged The approved details shall thereafter be fully implemented and permanently retained as approved. Reason: To safeguard the special architectural and historic interest of the heritage asset and to ensure that works preserve its character and appearance.
  5. All new cornices and replacement skirting boards shall match the original or existing historic profiles and detailing within the property unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the heritage asset and to ensure that works preserve its character and appearance.
  6. The new front door shall be installed strictly in accordance with the approved plans and the front entrance steps shall be constructed in natural York stone. The works shall be permanently maintained as such thereafter. Reason: To safeguard the special architectural and historic interest of the heritage asset and to ensure that works preserve its character and appearance.
