DNPlanning conditions
- 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
- DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 1794/01 Location Plan; 1794/10 Proposed Ground and First Floor Plans; 1794/11 Rev A Proposed Second Floor and Roof Plans; 1794/12 Proposed Front and Rear Elevations; 1794/13 Rev A Proposed Side Elevation and Section; 1794/14 Rev A Proposed Long Section; 1794/15 Proposed Site Plan IN Context; 1794/16 Proposed Elevations in Context; 1794/17 Rev A Proposed Axonometric Sketch; Design and Access and Sustainability Statement [June 2026]; Sustainable Design and Construction Statement [June 2026] REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
- MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
- REAR GLAZING (COMPLIANCE): Prior to occupation, the rear windows shown on approved plan 1794/12 shall be constructed so that no part of the framework less than 1.7m above finished floor level shall be openable. Any part below that level shall be fitted with, and retained in, purpose made obscure glazing to a minimum of level 3 on the standard scale. REASON: To safeguard neighbouring amenity.
