Decision NoticePlanning conditions
- 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
- DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 1056-001 Rev P1 Site Location Plan & Block Plan, 1056-032 Rev P1 Existing & Proposed Lower Ground Floor Plans, 1056-033 Rev P1 Existing & Proposed Upper Ground Floor Plans, 1056-035 Rev P2 Existing & Proposed Front Elevation, 1056-038 Rev P1 Existing Sec AA, Side Elevation & Back Elevation, 1056-040 Rev P2 Shop Front Plan, 1056-041 Rev P2 Shop Front Elevation and Sustainable Design & Construction Statement – R4. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
- MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
- INFORMATIVE: P2021/2516/COL in 2022 determined the whole site as a ‘sui generis’ mixed use. No change of use has been approved as part of this planning application. Full planning permission would be required for any change of use.
