MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans, within the Design and Access Statement prepared by PRP dated 10.06.2026 and the External Product Selection Matrix reference BKF-PRP-ZZ-XX-RP-A-R26004 revision P04 dated 06.08.2026. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. FIRE SAFETY STRATEGY (COMPLIANCE): The development must be implemented in accordance with the provisions of the Fire Statement Form prepared by PRP Architects dated 22.05.2026. REASON: To ensure that the development incorporates the necessary fire safety measures in accordance with the Mayor's London Plan Policy D12.
  5. INFORMATIVE: The Building Safety Regulator has advised the following: Section 6 (i/h) of the submitted Fire Statement confirms that ‘internal detection upgrades proposed’ but no automatic suppression system (sprinkler system) is installed within the existing residential buildings, and ‘stay put’ evacuation policy is in place. It will be for the applicant to demonstrate that building safety risks, including risks associated with fire spread, are being managed at later regulatory stages. For information, the BSR advises that all higher risk buildings are now required to be registered with the Building Safety Regulator (‘BSR’) on occupation. Further information can be found at Applying to register a high-rise residential building - GOV.UK . The BSR will invite Accountable Persons to submit a safety case for their registered building(s). It will be for the ‘Accountable Person’ (AP) or ‘Principal Accountable Person’ (PAP) to submit a safety case to demonstrate how the building’s safety risks are managed. This would include the risks to the safety of people in or about a building arising from the spread of fire, including the spread of fire over external walls.
