  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: OS Map (unnumbered), CIP_07a-IA-00-ZZ-DR-A-0001 (Issue P00) – Location & Site Plan, CIP_07a-IA-00-ZZ-DR-A-2020 (Issue P00) – Proposed Front & Side Elevations, CIP_07a-IA-00-ZZ-DR-A-2021 (Issue P00) – Proposed Rear & Side Elevations, CIP_07a-IA-00-ZZ-DR-A-3021 (Issue P00) – Proposed Typical Window Details, CIP_07a-IA-00-ZZ-DR-A-6001 (Issue P00) – Proposed Window Schedule, Design & Access Statement prepared by Islington Architects (dated June 2026), Sustainable Design & Construction Template (undated). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement June 2026. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. WINDOW FRAME COLOUR (COMPLIANCE): The replacement windows hereby approved shall be finished in a white colour to match the existing and maintained as such thereafter. REASON: To ensure that the appearance of the windows are acceptable in relation to the existing building and the character of the surrounding area.
