Planning conditions
  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: -101 Proposed Location and Block Plan; 100 Rev 01 Proposed Ground Floor Plan; 101 Proposed First Floor Plan; 102 Proposed Roof Plan; 103 Proposed Front & Rear Elevation; 104 Proposed Section Elevation; Design and Access Statement [Bocanegra Architecture]; Sustainable Design and Construction Statement [Bocanegra Architecture] REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. FLAT ROOF NOT USED AS AMENITY SPACE (COMPLIANCE): The flat roof area of the single-storey rear extension hereby approved (as shown on plan no. 102) shall not be used as an amenity or sitting out space of any kind whatsoever and shall not be used other than for essential maintenance, repair, or escape in case of emergency. REASON: To prevent the undue overlooking of neighbouring habitable room windows.
  4. REPLACEMENT TREES (COMPLIANCE): Within the first planting season following the completion of the development, two replacement trees shall be planted in the rear garden in the locations as shown on approved plan 100 Rev 01. If the tree(s) dies, fails to establish, is removed, destroyed, uprooted or becomes seriously damaged or diseased within five years of the date of this consent, it must be replaced with another tree of the same size and species, and in the same location within one year of dying. REASON: To replace tree provision on site in line with Policy G4 of Islington's Strategic and Development Management Policies (2023).
  5. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
