  1. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan; GA300; GA400; GA200 Rev_C; Sustianable Design and Construction Statement; Cover Letter titled 'Retrospective householder planning application for minor amendments to approved rear extension.' REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  2. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and with the letter titled 'Retrospective householder planning application for minor amendments to approved rear extension.' The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  3. NO USE OF FLAT ROOF AS ROOF TERRACE (COMPLIANCE): The flat roof of the upper ground floor rear addition (annotated as 'sedum roof cover') as shown on approved plan no. GA400 shall not be used as an outdoor amenity or sitting out space of any kind. It shall only be accessed for essential maintenance and repair or escape in the event of emergency. REASON: In order the amenity of neighbouring occupiers.
