  1. FLAT ROOF NOT USED AS AMENITY SPACE (COMPLIANCE): The flat roof of the ground floor extension hereby approved (as shown on approved plan no. 2026/444/09 REV-18/06/26 ROOF PLANS) shall not be used as an amenity or sitting out space of any kind whatsoever and shall not be used other than for essential maintenance, repair or escape in case of emergency. REASON: To prevent the undue overlooking of neighbouring habitable room windows.
  2. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  3. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, SITE Rev A Site Location, 2026/444/02 REV-18/06/26 GROUND FLOOR (PROP), 2026/444/03 REV-18/06/26 FIRST FLOOR (PROP), 2026/444/04 REV-18/06/26 LOFT ROOM PLAN, 2026/444/06 REV-18/06/26 SECTION (PROP), 2026/444/07 REV-18/06/26 REAR & SIDE ELEVATIONS, 2026/444/08 REV-18/06/26 FRONT & SIDE ELEVATIONS, 2026/444/09 REV-18/06/26 ROOF PLANS, Fire Safety Statement, Sustainable Design & Construction Statement. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  4. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and Sustainable Design & Construction Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
