3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, 319 PL 01, 319 PL 02, 319 PL 03, 319 PL 10, 319 PL 11, 319 PL 12, 319 PL 13, 319 PL 14, 319 PL 20, Sustainable Design & Construction Statement, Design & Access Statement (incorporating Heritage Statement) (Emmett Russell, May 2026). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the 'Design & Access Statement (incorporating Heritage Statement)'. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
SASH WINDOWS (COMPLIANCE): All new/replacement sash windows hereby approved shall be painted timber double-hung sash windows with a slim profile. Where glazing bars are shown the approved drawings they shall be narrow integral (not applied) glazing bars. The glazing shall be no greater than 12mm in total thickness. No visible trickle vents or metallic/perforated spacer bars are permitted. REASON: In the interest of the character and appearance of the Conservation Area.
FLAT ROOF NOT USED AS AMENITY SPACE (COMPLIANCE): The flat roof area of the proposed ground floor rear extension hereby approved (as shown on plan no. 319 PL 02 Rev A) shall not be used as an amenity or sitting out space of any kind whatsoever and shall not be used other than for essential maintenance, repair or escape in case of emergency. REASON: To prevent the undue overlooking of neighbouring habitable room windows.
TREE PROTECTION PLAN (DETAILS): PrIor to the commencement of the development hereby approved (including demolition and all preparatory work), a scheme for the protection of the retained Local Authority owned, Highway trees, in accordance with BS 5837:2012 (including a tree protection plan(s) (TPP) and an arboricultural method statement (AMS)) shall be submitted to and approved in writing by the Local Planning Authority. Specific issues to be dealt with in the TPP and AMS: (a) A specification for protective fencing to safeguard trees during both demolition and construction phases and a plan indicating the alignment of the protective fencing. This will typically consist of strong plywood box securely fixed to a timber framework, physically protecting the tree and planting pit. (c) details of site access, temporary parking, on site welfare facilities, loading, unloading and storage of equipment, materials, fuels and waste as well concrete mixing and use of fires The development thereafter shall be implemented in strict accordance with the approved details. REASON: Required prior to commencement of development to satisfy the Local Planning Authority that the trees to be retained will not be damaged during demolition or construction and to protect and enhance the appearance and character of the site and locality, in accordance with policies G1, G5 and G7 of the London Plan, policies G1 and G4 of the Local Plan and pursuant to section 197 of the Town and Country Planning Act 1990.
