Decision NoticePlanning conditions
- 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
- DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 041-DWG-G-000 P1 OS Map 041-DWG-G-100 P2 Existing & Proposed Ground Floor 041-DWG-G-101 P2 Existing & Proposed First Floor 041-DWG-G-104 P2 Existing & Proposed Roof Plan 041-DWG-G-110 P2 Existing & Proposed Section A-A 041-DWG-G-123 P2 Existing & Demo Elevation 041-DWG-G-124 P2 Proposed Elevation Sustainable Design & Construction Statement REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
- MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
- INCIDENTAL USE: The garage and development hereby approved shall only be used incidentally to the enjoyment to the main dwelling. The outbuilding shall not be used for overnight sleeping or any form of self-contained accommodation into perpetuity. REASON: For the avoidance of doubt and to protect neighbouring amenity in accordance with Policy PLAN1 of Islington's Strategic and Development Management Policies (2023).
