  1. STANDARD ADVERTISEMENT CONDITION (COMPLIANCE): Any advertisement displayed and any site used for the display of advertisements, shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Local Planning Authority. Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition. Where an advertisement is required under these Regulations to be removed, the removal shall be carried out to the reasonable satisfaction of the Local Planning Authority. No advertisement is to be displayed without permission of the owner of the site or any other people with an interest in the site entitled to grant permission. No advertisement shall be sited or displayed so as to obscure, or hinder the ready interpretation of any road traffic sign, railway signal or aid to navigation by water or air, or so as otherwise to render hazardous the use of any highway, railway, waterway (including any coastal waters) or aerodrome (civil or military). REASON: In the interests highway safety.
  2. LIMITED ADVERTISEMENT CONSENT PERIOD: The advertisement display hereby approved is granted only for a limited period, being until 31.12.2026, on or before that date the advertisement display shall be removed and the building on which it was fixed, or the land on which it was sited shall be returned to the state/condition in which it was maintained prior to the grant of this planning permission; unless another state/condition is agreed in writing by the Local Planning Authority. REASON: The temporary advertisement is such that the Local Planning Authority is only prepared to grant permission for a limited period in view of the special circumstances of this case.
  3. NO OBSTRUCTION (COMPLIANCE): The footway and carriageway on Highbury Corner must not be blocked during the construction and maintenance of the proposal. Temporary obstruction during the installation must be kept to a minimum and should not encroach on the clear space needed to provide safe passage for pedestrian or obstruct the flow of traffic. REASON: In the interests highway safety.
