  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 600 R1 (Location Plan); 601 R1 (Block Plan); 200; 220 R1; 221 R1; 240 R1; 260 R1; 261 R1; 262 R1; 263 R1; 264 R1; 265 R1; 266 R1; 267 R1; 268 R1; 269 R1; Design, Access and Heritage Statement dated 14/05/2026; Sustainable Design and Construction Template 01. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design, Access and Heritage Statement dated 14/05/2026. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. SASH WINDOWS (COMPLIANCE): Notwithstanding the drawings hereby approved, the replacement front sash windows shall be painted timber double-hung sash windows with a slim profile and integral glazing bars. The glazing shall be no greater than 16mm in total thickness. REASON: In the interest of preserving the character and appearance of the Conservation Area.
