- The proposed full-width first floor rear extension, by reason of its scale, siting and design, would be a dominant and unsympathetic addition that would overwhelm the rear elevation causing harm to the character and appearance of the host property (Grade C Locally Listed), the subject terrace and the Upper Street (North) Conservation Area. The proposed development would be contrary to the National Planning Policy Framework (2024), Policies D4 and HC1 of the London Plan (2021), and Policies PLAN1, DH1 and DH2 of the Islington Strategic and Development Management Policies (2023) and the guidance contained within the Islington Urban Design Guide (2017) and the Upper Street (North) Conservation Area Design Guidelines (2002).
- The applicant has failed to demonstrate that the proposed full-width first floor rear extension would not cause any significant impact in terms of loss of daylight/sunlight, overshadowing, sense of enclosure or loss of outlook to the occupiers of No. 39 Florence Street, contrary to Policy PLAN1 of the Islington Strategic and Development Management Policies (2023).
