  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Sustainable Design & Construction Statement, Front Elevation, Existing & Proposed Windows, Location Plan. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. SASH WINDOWS (COMPLIANCE): Notwithstanding the drawings hereby approved, the replacement sash windows shall be painted timber double-hung sash windows with a slim profile. The glazing shall be no greater than 16mm in total thickness. No visible trickle vents are permitted. REASON: In the interest of preserving the character and appearance of the conservation area.
