  1. CAR FREE DEVELOPMENT (COMPLIANCE): All future occupiers of the residential units hereby approved shall not be eligible to obtain an on street residents parking permit except: i) In the case of disabled persons; ii) In the case of units designated in this planning permission as 'non car free'; or iii) In the case of the resident who is an existing holder of a residents parking permit issued by the London Borough of Islington and has held the permit for a period of at least one year. REASON: To ensure that the development remains car free in accordance with policy T6 of the London Plan 2021, policy T3 of the Islington Local Plan: Strategic and Development Management Policies 2023 and Schedule 2, Part 3, Class MA, sub–Paragraph MA.2(2)(a) of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  2. Implementation of Devlopment Permitted Under Application REF P2026/1188/FUL(Compliance): Notwithstanding the plans hereby approved, the proposed unit shall not be occupied until all development is completed under planning application reference P2026/1188/FUL including all windows and openings that are proposed to provide adequate daylight and sunlight in line with the Internal Daylight Assessment (February 2026, T16 Design). REASON: To ensure adequate levels of daylight and sunlight are received.
  3. 405 REV 0, 404 REV 0, 202 REV 0, 201 REV 0, 306 REV 0, 100 PA REV 0, Design & Access Statement (aga Projects), Preliminary Investigation Report (40 Soils Limited), Transport Statement (May 2026), Environmental Noise Survey and Noise Impact Assessment Report (07.02.2025) and Light Within Report (Anstey Horne).
  4. The applicant is reminded of the following conditions as set out in Schedule 2, Part 3, Class MA of The Town and Country Planning (General Permitted Development)(England) Order 2015 (as amended): - In accordance with Schedule 2, Part 3, Class MA. Sub-paragraph (5) development must be completed within a period of 3 years starting with the date prior approval date. - In accordance with Schedule 2, Part 3, Class MA. Sub-paragraph (6) any building permitted to be used as a dwellinghouse by virtue of Class MA is to remain in use as a dwellinghouse within the meaning of Class C3 of Schedule 1 to the Use Classes Order and for no other purpose, except to the extent that the other purpose is ancillary to the use as a dwellinghouse. - In accordance with Schedule 2, Part 3, Paragraph W. Sub-paragraph (12) the development must be carried out — (a) where prior approval is required, in accordance with the details approved by the local planning authority; (b) where prior approval is not required, or where sub-paragraph (11)(c) applies, in accordance with the details provided in the application referred to in sub-paragraph (1), unless the local planning authority and the developer agree otherwise in writing.
  5. For the avoidance of doubt, any required changes to the external elevations of the building, including fenestration, will require full planning permission.
  6. The applicant is advised of the need to fully comply with Building Regulations 2010 in relation to fire safety compliance and noise insulation requirements.
