  1. 3 YEAR CONSENT PERIOD FOR LBC and CAC: The works hereby permitted shall be begun not later than three years from the date of this consent. REASON: To comply with the provisions of Section 18(1)(a) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. CONDITION: All new external and internal works and finishes and works of making good to the retained fabric shall match the existing adjacent work with regard to the methods used and to material, colour, texture and profile. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
  3. CONDITION: All existing historic features including, but not limited to, chimney pieces, plasterwork, architraves, panelling, doors, staircase balustrading shall remain undisturbed in their existing position and shall be fully protected during the course of works on site, unless specifically authorised otherwise on the drawings hereby approved. The development and works shall not be carried out otherwise than in accordance with the details thus approved. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
  4. CONDITION: Detailed drawings and full particulars of the following shall be submitted to and approved in writing by the Local Planning Authority before the start of the relevant part of the works. The works shall not be carried out otherwise than in accordance with the details thus approved: a) Details of the proposed measures to prevent harm to the main historic building in the form of a Construction Method Statement outlining the main processes and plant to be used and the proposed physical protection measures and work plan to avoid harm during demolition, excavation and construction; b) Details of the proposed paint removal and lime render to the exterior elevations of the lower ground and upper ground floor rear extension in the form of a Method Statement explaining the materials and methods proposed to be used; c) Details of all external vents and flues in the form of a manufacturer’s specification with illustration; d) Details of all new external windows and rooflights in the form of either suitably scaled drawings or a manufacturer’s specification with illustration; e) Details of all new soil and rainwater goods in the form of a manufacturer’s specification with illustration; f) Details of the proposed stone flags to the lower ground floor in the main historic building in the form of a manufacturer’s specification with illustration; g) Details of the proposed rear upper ground floor privacy screen in the form of either suitably scaled drawings or a manufacturer’s specification with illustration; h) Details of the proposed junction between the main historic building and the rebuilt rear extension in the form of in the form of a suitably scaled drawing with materials specified; REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
  5. CONDITION: There shall be no works of underpinning to the main historic building. No such works are authorised by this consent. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
  6. CONDITION: Full details, including physical samples, of all the materials to be used on the external surfaces of the building shall be submitted to and approved by the Local Planning Authority, in writing, before any work commences on site. The development shall not be carried out otherwise than in accordance with the details thus approved. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
