  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan (unnumbered); 23YR/04/2026 - EX09 (Block Plan); 23YR-04-2026 - PL01A (Proposed Ground Floor Plan); 23YR-04-2026 - PL02A (Proposed First Floor Plan (No Internal amendments)); 23YR-04-2026 - PL03A (Existing Second Floor Plan (No Internal amendments)); 23YR-04-2026 -PL04A (Existing Loft Plan (No Internal amendments)); 23YR-04-2026 - PL05 (Proposed Rear Elevation); 23YR-04-2026 - PL06A (Proposed Side Elevation (Facing No 25)); 23YR-04-2026 - PL07A (Proposed Rear Elevation (Facing No 21)); 23YR-04-2026 - PL08A (Proposed Section A-A); Sustainable Design and Construction Statement dated April 2026. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design & Access Statement dated April 2026. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. FLAT ROOF NOT USED AS AMENITY SPACE (COMPLIANCE): The use of the flat roof part of the extension hereby approved (as shown on approved drawing 23YR-04-2026 - PL02A) shall be as set out in the application and it shall not be used as a balcony, roof garden or amenity or sitting out space of any kind whatsoever and shall not be used other than for essential maintenance or repair, or escape in case of emergency in perpetuity. REASON: To prevent the undue overlooking of neighbouring habitable room windows.
  5. REMOVAL OF PERMITTED DEVELOPMENT RIGHTS (COMPLIANCE): Notwithstanding the provisions of Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development) Order 2015 (or any other revoking and re-enacting that Order with or without modifications), no change of use from C3 (Dwellinghouses) to C4 (Houses in Multiple Occupation) shall take place without the prior written consent of the Local Planning Authority. REASON: To protect amenity, ensure there is no loss of existing larger homes and to ensure an appropriate mix of dwellings.
