3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 090100 (Rev. P1) – Site Location Plan, 090210 (Rev. P1) – Proposed Site Plan, 090310 (Rev. P1) - Proposed GA Plan, 090410 (Rev. P1) – Farringdon Road Proposed Detail Plans & Section, 090411 (Rev. P1) – Crawford Passage Proposed Detail Plans & Section, FR042-JCLA-DR-L-2001 (Rev. T02) – Farringdon Road Proposed Planting Plan, FR042-JCLA-DR-L-2002 (Rev. T02) – Crawford Passage Proposed Planting Plan, Covering Letter prepared by Newmark (dated 11/12/2025) and Sustainable Design and Construction Statement prepared by East Architecture (undated). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Covering Letter. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
TREE PROTECTION PLAN AND ARBORICULTURAL METHOD STATEMENT (DETAILS): Prior to the commencement of the development hereby approved (including demolition and all preparatory work), a scheme for the protection of the retained trees, in accordance with BS 5837:2012, including a tree protection plan(s) (TPP) and an arboricultural method statement (AMS) shall be submitted to and approved in writing by the Local Planning Authority. Specific issues to be dealt with in the TPP and AMS: a: Methods of demolition within the root protection area (RPA as defined in BS 5837: 2012) of the retained trees. b: A specification for protective fencing to safeguard trees during both demolition and construction phases and a plan indicating the alignment of the protective fencing. c: Tree protection during construction indicated on a TPP and construction and construction activities clearly identified as prohibited in this area. The development thereafter shall be implemented in strict accordance with the approved details. REASON: Required prior to commencement of development to avoid any irreversible damage to retained trees pursuant to section 197 of the Town and Country Planning Act 1990 and to protect and enhance the appearance and character of the site and locality, in accordance with policies G1, G5 and G7 of the London Plan, and policies G1 and G4 of the Local Plan.
