3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, P90/02/100 P02, P90/02/101 P02, P90/02/102 P02, P90/02/103 P02, P90/02/104 P02, P90/02/105 P02, P90/02/106 P02, P90/02/107 P02, P90/02/109 P02, P90/02/110 P02, P90/02/111 P02, Design & Access Statement prepared by My-architect Studio LLP dated April 2026, and Sustainable Design & Construction Statement prepared by My-architect Studio LLP dated May 2026. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
REMOVAL OF PERMITTED DEVELOPMENT RIGHTS (COMPLIANCE): Notwithstanding the provisions of Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development ) Order 2015 (or any other order revoking and re-enacting that Order with or without modifications), no change of use from C3 (dwellinghouses) to C4 (Houses in Multiple Occupation) shall take place without the prior written consent of the Local Planning Authority. REASON: To protect residential amenity, ensure there is no loss of existing larger homes and to ensure an appropriate mix of dwellings.
