REASON: The proposed roller shutter and its associated housing, due to its inappropriate siting, design and utilitarian appearance results in visual harm to the host building, the streetscape and the character and appearance of the site and the Hat and Feathers Conservation Area. The development also fosters a perception of an unsafe and hostile environment. This is contrary to policies D4 and HC1 of the London Plan (2021), policies PLAN1, DH1, DH2 and DH7 of Islington’s Strategic and Development Management Policies (2023) and the guidance of the Hat and Feathers Conservation Area Design Guidelines (2002) and Islington’s Urban Design Guide (2017).
