Planning conditions
  1. REASON: The proposed two-storey rear extension, by reason of its inappropriate siting, scale, massing and detailed design, would represent an a dominant and discordant addtion to the rear of of the property . It would also disrupt and undermine the existing the symmetry with 21 Barnsbury Terrace. This would result in harm to the significance of the setting of the Grade II listed Mountfort Terrace and the character and appearance of the Barnsbury Conservation Area. The proposal is contrary to the NPPF (2024), policies D4 and HC1 of the London Plan (2021), policies PLAN1, DH1 and DH2 of Islington’s Strategic and Development Management Policies (2023), as well the guidance contained within Islington’s Urban Design Guide (2017) and the Barnsbury Conservation Area Design Guidelines (2002).
  2. REASON: The proposed two-storey rear extension, by reason its siting, scale, massing and design would represent an unneighbourly form of development as it would be overbearing upon the outlook of 1 Mountfort Terrace and foster an unacceptable sense of enclosure within their rear garden. This is contrary to Policy PLAN1 of Islington’s Strategic and Development Management Policies (2023).
