3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
PERMITTED DEVELOPMENT RIGHTS (COMPLIANCE): Notwithstanding the provisions of Schedule 2, Part 3, Class L of the Town and Country Planning (General Permitted Development ) Order 2015 (or any other order revoking and re-enacting that Order with or without modifications), no change of use of the hereby approved dwelling from C3 (dwellinghouses) to C4 (Houses in Multiple Occupation) shall take place without the prior written consent of the Local Planning Authority. REASON: To protect residential amenity, ensure there is no loss of existing larger homes and to ensure an appropriate mix of dwellings.
WATER EFFICIENCY (COMPLIANCE): The dwelling hereby approved shall achieve a maximum mains water use of 105 litres per person per day (excluding an allowance of 5 litres for external use) in accordance with the Optional Requirement of the Building Regulations unless otherwise agreed in writing by the Local Planning Authority. Measures integrated shall be retained for the lifetime of the development. REASON: In the interests of water efficiency, climate change and sustainable development.
