  1. S73 - CONSENT LIMITED TO THAT OF ORIGINAL PERMISSION: The development hereby permitted shall be begun not later than the expiration of 02/05/2028. REASON: To ensure the commencement timescale for the development is not extended beyond that of the original planning permission granted on 02/05/2025 (LBI ref. P2025/0614/FUL). Furthermore, to comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: 10DC-IS-04-Z1-DR-A005 Rev 1 (Site Plan); 10DC-IS-04-Z1-DR-A102 Rev 1 (MMA Plans); 10DC-IS-04-Z1-DR-A202 Rev 1 (MMA Elevations); 10DC-IS-04-Z1-DR-A252 Rev 1 (MMA Sections); Sustainable Design and Construction Statement [prepared by The Market Design & Build]; Design and Access Statement [prepared by The Market Design & Build]. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. FLAT ROOF NOT USED AS AMENITY SPACE (COMPLIANCE): The flat roof area of the single storey rear extension hereby approved shall not be used as an amenity or sitting out space of any kind whatsoever and shall not be used other than for essential maintenance or repair, or escape in case of emergency. REASON: To prevent the undue overlooking of neighbouring habitable room windows.
