  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan, 109_Rev P4, 110_Rev P5, 112_Rev P5, 130_Rev P5,131_Rev P3, 140_Rev P4, 145_Rev P3, 147_Rev P5, 152_Rev P5, 170_Rev P3, Plant Noise Assessment by RBA Acoustics Ltd ref. 15324. RP01.PNA.0 dated 11 June 2026, Sustainable Design and Contruction Statement, Heritage Statement dated March 2026, The George and Dragon – Cooling Hierarchy. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. PLANT NOISE LIMIT (COMPLIANCE): The design and installation of new items of fixed plant shall be such that when operating the cumulative noise level LAeq Tr arising from the proposed plant, measured or predicted at 1m from the facade of the nearest noise sensitive premises, shall be a rating level of at least 5dB(A) below the background noise level LAF90 Tbg. The measurement and/or prediction of the noise should be carried out in accordance with the methodology contained within BS 4142:2014+A1:2019. REASON: To ensure that the operation of fixed plant does not adversely impact on residential amenity
  5. PLANT NOISE VERTIFICATION (DETAILS): A report is to be commissioned by the applicant, using an appropriately experienced & competent person, to assess the noise from the proposed mechanical plant to demonstrate compliance with condition 4. The report shall include site measurements of the plant insitu. The report shall be submitted to and approved in writing by the Local Planning Authority within three months of the date of the installation of the plant. The plant shall be operated in accordance with the approved details at all times and any noise mitigation measures shall be retained in perpetuity. REASON: To ensure that the operation of fixed plant does not impact on residential amenity
  6. PLANT MAINTENANCE: The applicant is advised that Islington have a duty to investigate any complaints in terms of statutory nuisance. It is also advised that the plant is checked upon installation and regularly checked, maintained and serviced to ensure noise levels do not rise or acoustic character such as tonality, intermittency, impulsivity or other acoustic character develop.
  7. CONSTRUCTION: Noise from demolition and construction works is subject to control under the Control of Pollution Act 1974. The applicant is advised to carry out any building works that can be heard at the boundary of the site only between 08.00 and 18.00 hours Monday to Friday and 08.00 to 13.00 on Saturday and not at all on Sundays and Public Holidays.   8. OFFICE ACCOMMODATION (COMPLIANCE): The ‘office’ accommodation shown on the approved second and third floorplans shall remain ancillary to the operation of the public house (Sui Generis) at 240 St John Street in perpetuity. At no point shall any part of the site be occupied or operated as an independent office use, as a separate planning unit, or as any other planning use without the prior written consent of the Local Planning Authority. REASON: For the avoidance of doubt and to ensure that the site is retained as a public house (Sui Generis) and to prevent the introduction of independent office use or other use without the prior written consent of the Local Planning Authority.
  9. PLANT TIMER (COMPLIANCE): Prior to the hereby approved plant equipment being used, a timer shall be installed limiting the operation of the roof level plant to between the hours of 11:00 to 00:00 each day only. The plant units shall not be operated outside of these hours. The timer shall be maintained as such thereafter. REASON: In order to safeguard neighbouring amenity.
