- 3 YEAR CONSENT PERIOD FOR LBC and CAC: The works hereby permitted shall be begun not later than three years from the date of this consent. REASON: To comply with the provisions of Section 18(1)(a) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
- DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: YD-RS-36-38-001 – Site Location Plan, RYD-RS-36-38-002 – Roof Plan & Section, RYD-RS-SK001 – Proposed Roof Coverings Typical Details, Membrane Detail Booklet prepared by Permavent Ltd (undated), Membrane Product Sheet prepared by Permavent Ltd (dated 18/05/2023, Lead Metal Safety Data Sheet (Rev. 1) prepared by Envirowales Limited (dated 01/11/2010), Welsh Slate Tile Datasheet (Version 1) prepared by Welsh Slate (dated January 2025), Design Access & Heritage Statement prepared by FZ Architect (dated 26/03/2026) and RYD-RS-36-38-004 - Sustainable Design & Construction Statement prepared by FZ Architect (dated 26/03/2026) REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
- ALL EXTERNAL AND INTERNAL WORKS TO MATCH (COMPLIANCE): All new external and internal works and finishes and works of making good to the retained fabric shall match the existing adjacent work with regard to the methods used and to material, colour, texture and profile. All such works and finishes shall be maintained as such thereafter. REASON: In order to safeguard the special architectural or historic interest of the heritage asset.
