DN FINAL
Planning conditions
  1. REASON: The proposed roof extension by reason of its inappropriate design, scale, massing and overall appearance would form a visually incongruous and dominant addition which disrupts an unaltered roof line and would harm the architectural integrity of the host building and fail to preserve the character and appearance of the Barnsbury Conservation Area. The proposal is therefore contrary to the National Planning Policy Framework (2024), policies D1, D4, and HC1 of the London Plan (2021), policies PLAN1, DH1, and DH2 of Islington’s Strategic and Development Management Policies (2023) and the guidance set out in the Barnsbury Conservation Area Design Guidelines (2002) and Islington’s Urban Design Guide (2017).
  2. Location Plan, Proposed Site Plan, 197_0001 Rev. A, 197_0002 Rev. A, 197_0003 Rev. A, 197_0100 Rev. A, 197_0101 Rev. A, 197_0102 Rev. a, 197_0103 Rev. A; 197_0200 Rev. A, 197_0201 Rev. A, 197_9000, 197_9001, Design and Access Statement (Trevor Brown Architect), Sustainable Design and Construction Statement; Accurate Visual Representations of Roof Extension partially visible from public realm at some times of year and Side Extension.
  3. REASON: The proposed side extension by reason of its inappropriate design, scale, massing, and height would form a discordant and incongruous feature when viewed from the street and would have a detrimental effect on the character and appearance of the host building and the surrounding Barnsbury Conservation Area. The proposed development would also result in the loss of the integral open and spacious character which exists between the end of terrace dwelling and the larger adjoining semi-detached villa in this section of Richmond Avenue.
