3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan (unnumbered), Block Plan (unnumbered), SP20_Nort_44_03 (Rev. 0) – Proposed Front Elevation, SP20_Nort_44_04 (Rev. 0) – Proposed Rear Elevation, SP20_Nort_44_06 (Rev. 0) – Proposed Window Key, SP20_Nort_44_08 (Rev. 0) – Proposed Window TW33 (14mm) Detail, SP20_Nort_44_09 (Rev. 0) – Proposed Window TW33 Detail, Planning & Heritage Statement prepared by Islington Homes & Neighbourhoods Capital Programme Delivery Team (dated March 2026) and Sustainable Design & Construction Statement prepared by Islington Homes & Neighbourhoods Capital Programme Delivery Team (dated March 2026). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
GLAZING THICKNESS: Notwithstanding the hereby approved plans and for the avoidance of doubt, the hereby approved windows shall have a glazing thickness no thicker than 14mm to the front elevation and 24mm for all other elevations. REASON: In order to preserve the character and appearance of the host building and the wider Keystone Crescent conservation area.
