  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than 25th June 2027. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Cover Letter (DARA, 10/05/2024); Cover Letter (Pegasus Group, 03/03/2026); 1101-INK-ANG-ZZ-DR-A-012001 Rev.P01 – Site Location Plan (InkDrawn Architecture, March 2024); 1101-INK-ANG-ZZ-DR-A-012002 Rev.P01 – Existing Floor Plans (InkDrawn Architecture, March 2024); 1101-INK-ANG-ZZ-DR-A-012003 Rev.P01 – Existing Elevations (InkDrawn Architecture, March 2024); MCL005-HCD-A19-ZZ-DR-A-07194 Rev.P03 – Unit 19 Plans (Mellior Construction, 27/02/2026); Internal Daylight and Sunlight Report (Right of Light Consulting, 03/03/2026); AS12805.240409.Unit19 R2 - Noise Assessment (Clarke Saunders, 11/04/2024). REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. CAR-FREE DEVELOPMENT: All future occupiers of the residential unit hereby approved shall not be eligible to obtain an on street residents' parking permit except: i) In the case of disabled persons; ii) In the case of the resident who is an existing holder of a residents' parking permit issued by the London Borough of Islington and has held the permit for a period of at least one year. REASON: To ensure that the development remains car free.
  4. CLASS MA CONDITION: Any dwellinghouse created through Class MA Permitted Development rights must be primarily used as a dwellinghouse within the meaning of Class C3 of the Use Classes Order. REASON: To ensure the primary use as a residential unit is maintained and to comply with Class MA.2 (6) of the General Permitted Development Order (2015) as amended.
  5. DETAILED DRAWINGS (DETAILS): Detailed drawings as appropriate, in respect of the following, shall be submitted to and approved by the Local Planning Authority prior to first occupation: - Details of residential cycle parking The development shall be carried out strictly in accordance with the details so approved and maintained as such thereafter. REASON: In order to provide a policy compliant level of cycling parking for the proposed residential units.
  6. REFUSE AND RECYCLING: Details of the sitewide waste management, including detailed drawings of the dedicated residential refuse / recycling enclosure(s)/facilities, shall be submitted to and approved by the Local Planning Authority prior to the first occupation of the development. The development shall be carried out strictly in accordance with the details so approved and maintained as such thereafter. REASON: To secure the necessary physical waste enclosures to support the development that responsible waste management practices are adhered to ensure that the highway is not unduly compromised, through its storage and collection processes.
