  1. 3 YEAR CONSENT PERIOD: The development hereby permitted shall be begun not later than the expiration of three years from the date of this permission. REASON: To comply with the provisions of Section 91(1)(a) of the Town and Country Planning Act 1990 as amended by the Planning and Compulsory Purchase Act 2004 (Chapter 5).
  2. DRAWING AND DOCUMENT NUMBERS: The development hereby approved shall be carried out in accordance with the following approved plans: Location Plan; 6BR/PL/002 revision B (Proposed Floor Plans); 6BR/PL/003 revision A (Existing & Proposed Sections); 6BR/PL/004 revision A (Existing & Proposed Front Elevation); Construction & Logistics Management Plan; Method Statement: Construction of Front Lightwell Walls and Basement Excavation dated May 20, 2026; Arboricultural Method Statement dated June 2026; 6BR/PL/005 dated June 2026 (Tree Protection Plan); Sustainable Design and Construction Statement. REASON: To comply with Section 70(1)(a) of the Town and Country Act 1990 as amended and the Reason for Grant and also for the avoidance of doubt and in the interest of proper planning.
  3. MATERIALS (COMPLIANCE): The development shall be constructed in accordance with the schedule of materials noted on the approved plans and within the Design and Access Statement. The development shall be carried out strictly in accordance with the details so approved and shall be maintained as such thereafter. REASON: In the interest of securing sustainable development and to ensure that the resulting appearance and construction of the development is of a high standard.
  4. TREE WORKS (COMPLIANCE): The development shall be carried out strictly in accordance with the Arboricultural Method Statement dated June 2026 and the Tree Protection Plan (drawing number: 6BR/PL/005 dated June 2026). No change therefrom shall take place unless agreed in writing by the Local Planning Authority. REASON: To protect the long term health and growing conditions of surroundng trees in accordance with Policy G4 of Islington's Strategic and Development Management Policies (2023).
  5. CONSTRUCTION MANAGEMENT (COMPLIANCE): The development shall be carried out strictly in accordance with the submitted 'Construction & Logistics Management Plan'. No change therefrom shall take place unless agreed in writing by the Local Planning Authority. REASON: In order to secure the safe and efficient operation of the highway network and to protect amenity and the local environment during the construction works.
  6. BASEMENT DEVELOPMENT MONITORING (COMPLIANCE): The Chartered Civil Engineer (MICE) certifying the submitted 'Method Statement: Construction of Front Lightwell Walls and Basement Excavation dated May 20, 2026' to support the hereby approved development shall be retained (or a replacement person holding equivalent qualifications shall be appointed and retained) for the duration of the development to monitor the safety of the construction stages and to ensure that the long term structural stability of the existing buildings and other nearby buildings are safeguarded, in line with the supporting Method Statement. At no time shall any construction work take place unless a qualified engineer in accordance with this condition. REASON: To ensure that the construction work carried out is in accordance with the submitted Structural Method Statement for the duration of the construction and maintain compliance with the Islington Basement Development SPD (2016).
